Perry at the tire shop can get me new rear turf tires at the same price I see them online. Plus he will mount them. Carlisle Multi Trac. Quality 4 plys. Should last for 10 years or more.

That's what I had on my Toro ZTR. Excellent choice.

That is what was installed at the factory too. Have them on the Ford tractor and the Dixon mower too.

Its all back together. I was able to replace the seal without opening the case. Drill bit and a needle nose. Lube the new one will some PB blaster and put it together.

Everything bolted up. Engine fired right up and no leaks. Pumped up the tires and mowed some grass.

Suppose an oil change is next. I installed the new air filters. I also connected the throttle cable backwards. Need to switch that.

Slime the front tires and have Perry order those rear ones. Clean the whole thing. Start the painting process.

I'd love to 2LZ. I bet I've been to Amador 20+ times. Lovely. As far as moving back I don't know when but will have to wait until I retire. After tax income for me here is about 50% more than what I'd earn there.

No doubt in my mind. It's why my uncle packed his company and moved to Spokane.

State income tax in California is close to 10%. In Washington, 0%.

Even if that was the only difference, and there are many more (cost of living, car registration, business tax, high price of gas, electricity, tolls, and about 20 other factors) the cost for me would be $20,000/year.

We have over 300 sunny days/year here (according to the Chamber of Commerce LOL). Lets say California had 365 sunny days, which of course is not possible. That would mean each sunny day would cost me $308. In reality, also taking into account Washington has some of the highest pay for doctors and California the lowest, maybe twice that number.

You have two mowers? I must have forgotten.

I have alot more than two. These are the main mowers. I have a working snapper rider that I use for the off road stuff and mowing around our sewage lagoon. It fits through the gate.

We have some push mowers too.

Have two more snappers that are used for parts. Used the transmission from one already this year.

Those look great Kato! Zero turns are a blast. Cross between an amusement park ride and a mower.
Here's the one tool I insisted to Mrs. 2LZ that we get. After going up and down our hill in the back with a wheel barrow about 20 times the first few weeks we were there, I quickly graduated from wheel barrows. Told her she can use it as a planter instead. This thing (with dump cart) has been invaluable in the last 2 years.
My collection is much smaller than yours. Just this and one motorized push mower for the small fenced (non-deer) area.

LOL! Oh yah! The woodpeckers... Doc, I tried EVERYTHING! Come to find out, the Acorn Woodpecker is about the most tenacious bird there is. They know three things. Bore holes, fill with acorns and breed.
I ended up refilling all of those holes....and then bird netting the entire top story. It was the only thing that would stop them. Fortunately, you can't even notice the netting unless you look for it. The above pic is from last year and it wasn't netted yet. The garage is about done now and the house has been re-oiled again. Bought a landscape drag for behind my little tractor and it did wonders on the old gravel.
